Ducat Place III is the first commercial building in Russia which was BREEAM® certified. The project received BREEAM® “Very Good”.

Green building incentives had reduced energy consumption up to 35% during 2008 in one of the most famous Hines buildings. Savings for tenants are estimated up to 188 000 USD.

Short description Ducat Place III – 14 storey office center with leasable area 33 251 sqm, which was constructed and managed by Hines. Since its opening in January 2007 the facility management specialists work on greening the building and decreasing utility costs. 100% of premises in Ducat Place II are leased to such reputable tenants as Goldman Sachs, Cushman & Wakefield, Clifford Chance, Citibank and EBRD, most of them have their own global programmes of sustainable development. Due to results of research. conducted by Cushman & Wakefield between European tenants showed that for 70% respondents green building status is important, and 40% claim that green building credentials are very important or even required condition of lease agreement.

Green building features include:
  • BMS system which helps to reduce energy consumption, energy effective elevator management system is used,
  • water consumption meters and sensors and effective sanitary equipment to reduce water use,
  • controls for air conditioning and water treatment equipment,
  • optimised lighting system, presence and lighting sensors,
  • energy efficient lighting,
  • work with suppliers to provide green building materials,
  • changes in facility management procedures,
  • separate waste collection and recycling,
  • on basis of corporate programme HinesGO “Green office” programme for tenants was developed in order to encourage reduced resource consumption. Green technologies are already effectively used in Hines office.
