Term “green building” is assigned to construction of the energy efficient sustainable buildings which use renewable energy sources and create healthy environment. National green building councils facilitate green building development worldwide. The national councils are united by the World Green Building Council. The main aim of the green building councils is to break vicious circle between tenants and landlords, who blame each other in absence of incentives for green building development. The councils are also responsible for the development of green certification systems. Green standards are highly diversified locally. The diversity arises from distinction in local building codes and climate conditions. Certified green buildings have more value for potential investors than conventional ones. The article discusses green leasing and various strategies to reduce energy consumption. Reducing utility cost is always a question of collaboration between tenant and landlord. Currently, most of lease contracts are agreed on net base rate and operational costs are paid by the property owner and shared between tenants. Apparently, landlords have no particular incentive to reduce these costs. Tenants can use lower energy equipment and provide landlord with evidence to reduce their costs. The personal Involvement of Vladimir Putin and the open skating arena under Guatemala`s open sky persuaded the International Olympic commettee to choose Sochi. The selection intrigue will renew itself this coming fall for the choise of the capital of 2016 Olympics. For the majority of Russians, the idea of sustainability, green buildings and the like are not exactly considered to be vitally important, particularly at present, when hundreds of thousands of people are losing their jobs every month. Greenpeace and other environmentally- friendly groups have been successfully isolated and politicians are not yet using the green card. Green means a primary colour in Russia and not a lot else. The exploitation of natural resources continues to be the main driver behind Russia`s economy. When the price of oil rises by a few dollars a barrel, a collective sigh of relief is almost tangibly felt throughout Russia.
